Why should I use your tenant referencing?

We feel ours is the easiest system to use and provides a fast accurate service. Different to many other providers, our system will keep a log of your completed references and allow you and your prospective tenant to monitor the progress of any application. This, in conjunction with our amazing prices and customer service levels, should mean we are the obvious choice when it comes to tenant referencing.

Why should I reference tenants?

All letting agents are obliged to put tenants through a referencing procedure to meet their due diligence obligations to the landlord. Increasingly private landlords are also opting to reference tenants to ensure they can afford the rent, whether their job is secure and to establish how they conducted any previous tenancies. In respect of guarantors, referencing will establish whether they have sufficient income and assets to act in such a capacity.

Am I tied in to use your system exclusively or for a set period of time?

Not at all!! We are confident that our services are second to none and we are confident that you will want to continue to use our referencing services rather than forcing you to! There are no contractual tie ins, no recurring payments. You only pay for the referencing that you undertake.

How long are references valid for?

We suggest that referencing is taken before granting a tenancy. We do not suggest that references that were used for a previous tenancy be used as the individual's financial, personal and/or employment  situation could have markedly changed since the last referencing was undertaken.

How long do references take?

Our express service is the fastest and will normally provide a same day service. The comprehensive referencing includes landlord and employer references and we are constrained in concluding the referencing until we have received responses from these people. Based on our statistics 98% of Express referencing is completed the same day and 91% of Comprehensive referencing is completed in 3 days.

Can I have rent guarantee insurance and legal expenses insurance?

On the basis that the tenants pass the referencing process, the landlord or their agent will be offered the chance to purchase a rent guarantee insurance which will insure the landlord against rent arrears and the legal expenses associated with dealing with a problem tenant. We are happy to provide policy details upon request.

Who do you undertake referencing for?

We undertake referencing for many letting agents, large and small,  throughout the UK  as well as hundreds of private landlords. Whether you have one office or 100 offices we are confident we can offer a more cost effective solution for your tenant referencing.
 

I would prefer to reference my tenants with paper forms rather than online. Can you help?

Of course. We can provide paper template forms for letting agents and/or private landlords and these can be submitted by fax, post  or email. Once received they will be dealt with by our team with the same speed as if they had been submitted online.
